As of August 2024, the Placer County real estate market remains strong, continuing to show signs of growth despite some challenges.

- Home Prices: The median listing price in Placer County is approximately $724,900, reflecting a 3.7% increase year-over-year. The median sold price is around $625,000, indicating that while prices are rising, homes are selling slightly below asking price, with an average sale-to-list ratio of 99%(Realtor, Redfin).
- Market Activity: Homes are selling at a slower pace compared to earlier in the year, with an average of 66 days on the market. This is an increase from previous months but still consistent with a competitive market. Inventory remains tight, with many homes receiving multiple offers, particularly in desirable areas(Realtor).
- Demand and Inventory: Placer County continues to be a seller’s market, with demand outpacing supply. There are currently around 1,715 homes for sale in the county, which includes a mix of newly listed and established properties. Despite the competitive environment, buyers are still actively seeking homes, especially in areas with strong school districts and amenities(Realtor, Redfin).
- Hot Spots:
Areas like Roseville, Rocklin, Auburn, and Meadow Vista to Colfax are seeing a lot of activity, with homes selling quickly. These cities are popular due to their strong communities, excellent schools, and proximity to outdoor recreational activities.
